At Sam Pennisi Property Management we recognise you need more than just the weekly rent, that service is more than just a smile and that maximizing your income is more important than ever.
- To skillfully represent you
- To maximise the return on your investment
- To optimise long term capital growth
- To take the hassle out of Property Management
Our diverse team of experienced property managers and support staff are highly motivated and committed to providing outstanding results for our broad client base.
Knowing the importance of exceptional customer service our team focuses on continual training, knowledge of the Residential Tenancies Act and the highest standard of ethics, values and client care.
Our uttermost aim is to be the first choice for any property investor and tenant.
We have a number of marketing and advertising strategies, to ensure that your property is receiving maximum exposure such as:
- Internet listings on numerous prominent websites
- Rental list with full description and photo of your property
- Rental lists and or brochures circulated to local professional offices and corporate companies
- For Lease signs, which are an invaluable tool in securing tenants for a property
- Renters Club – a weekly mail-out sent to our tenant database
Our office will go that extra mile to find a tenant rather than wait for a tenant to find us.
We are very hard to please when it comes to selecting tenants and only select tenants who meet our stringent reference checks.
Prospective tenants are qualified as suitable by checking past employment, past real estate, personal and business references.
It is important to ascertain the prospective tenant is who they say they are. This is easily verified by our 100 POINT identification process.
We are also currently online with NTD a tenant default database specialising in tenant default records.
Maintenance matters are carried out in accordance with the property investors instructions. We only engage tradespeople who meet our office's high standards and occupational health and safety requirements.
Our property management team regularly inspects properties on behalf of the investor. After each inspection you will receive a full written report on the property condition. During these inspections we will conduct a maintenance inspection as well as a general check of the internal and external condition.
As part of our service to our property investors we realise the importance of rental returns and are constantly monitoring the current market rent on your behalf.
Our office has made making rental payments easy! We offer our tenants numerous payment methods including:
- Automated Direct Debit
- Phone and internet payments
We have harsh rent arrears procedures in place should a tenant fall behind with their rent. Our primary focus is to ensure that our office mitigates any loss of income to the property investor. Our office will also issue the appropriate notices, in accordance with the law.
Our office utilises the latest computer software so we can offer you a greater number of options and speedier service in accounting monies to you. We can work with you to ensure that you get your money quicker each month.
At the end of each financial year a fully computerised statement summarising all income and expenditure relating to the property is available upon request.
We strongly recommend that you take out Landlords Protection Insurance to protect your rental income, property contents and public liability.
Our commitment is to provide you with highest standard of service. Promises are easily made and just as easily forgotten. We believe that you should only ever make promises you can keep and offer a service guarantee to demonstrate our commitment to this.
Pennisi Property Management are proud to be an 'NRAS' approved Agent and provide our Property Management Services to those within the National Rental Affordability Scheme.
What is N.R.A.S?
The National Rental Affordability Scheme ('NRAS' or 'the Scheme') seeks to address the shortage of affordable rental accommodation by offering a National Rental Incentive (the 'Incentive') to providers of new rental dwellings. The Incentive is offered on the condition that dwellings are rented to eligible low and moderate income households at a rate at least 20 per cent below market rates. By requiring a reduction on market rent of at least 20 per cent, the Scheme substantially improves dweling affordability for tenants.
